The essentials

Before booking a short stay in Hong Kong, match the property's licensed name and full address in the official register, then check the dates, room, total charge and cancellation terms on your order. Ratings and photographs cannot replace either check. Resolve discrepancies in writing before paying.

One booking, three separate checks

A search for Hong Kong accommodation can return large hotels, guesthouses inside mixed-use buildings and differently named listings for the same premises. Separate three questions: is the premises licensed, does the room meet your needs, and what does the booking actually promise? A licence concerns permission to operate; stars, reviews and photographs describe the expected experience; your order specifies what you are buying. A licensed property does not automatically offer windows, extra beds or free cancellation in every room category.

In June 2026, HK01 reported a traveller who accidentally booked an extra night and was passed between a hotel and a platform before a discretionary cancellation was agreed following Consumer Council intervention. The lesson is to establish who handles changes and refunds, not to assume every booking error is refundable. Read the report . This guide uses information checked on 21 October 2026 for overseas visitors booking short stays; it does not rank or endorse individual properties.

First: check the licensed name, floor and unit

The Office of the Licensing Authority search page accepts licence numbers, property names, addresses and districts, with a detailed-results option. Ask the property for its full registered name, complete address and licence number rather than relying on a platform nickname.

  1. Search by the licence number or a distinctive part of the name. If there is no match, try the address or a shorter name; avoid combining too many filters at once.
  2. Choose detailed results and compare the name, premises type, full address and end of the licence period. For a guesthouse inside a larger building, match the block, floor and unit. Sharing a building name does not establish that two listings are the same premises.
  3. Compare the record with the place where you will actually sleep and the booking confirmation. If the names differ, the address is incomplete or the displayed period does not cover your stay, obtain an explanation and check further with the authority. A message screenshot is not an updated official record.

The authority's overview explains that premises offered to paying members of the public for stays of fewer than 28 consecutive days fall within the hotel and guesthouse licensing framework, and new establishments must obtain a licence before operating. Consult the authority for the precise scope and individual cases; calling a listing an apartment or homestay does not remove the need to check. Read the licensing overview .

Licensed general guesthouses must display their guesthouse logos prominently, including at the main entrance and guestroom doors. These provide another check on arrival, but compare them with the official record and the actual room location. A photograph alone cannot establish that the logo belongs to your booked room. Equally, an unsuccessful name search may reflect different registered and trading names; verify before concluding that a business is unlicensed.

Next: establish exactly where you will stay

For a guesthouse in a larger building, request the street number, building, block, floor, unit and reception location. Ask whether reception and rooms are together, which lift serves the floor and how late-night access works. Travellers with large bags or mobility needs should check entrance steps and whether the lift reaches the room floor directly. A map pin does not answer these questions.

If the arrangement is to check in at one address and sleep in another building, obtain the actual room address, room category, bathroom and storage facilities in writing before paying. If a move is proposed only when you arrive, record the original order and the alternative offered, then ask both the property and platform to confirm the differences and remedy. A short walk between buildings does not make two rooms equivalent to the original booking.

The exact address also matters for a transfer: a driver needs the correct entrance and a suitable meeting point, not your full order or payment details. Confirm the sleeping location before arranging pickup so that the car does not arrive at a similarly named hotel or the wrong lobby.

Read the payment page: dates, beds and the full charge

Read the arrival and departure dates separately, then count the nights. For an arrival after midnight, establish whether you need the preceding night's room or have booked a room available only later that afternoon. A note saying that you arrive early does not itself grant early check-in. Ask how to notify a late arrival and when the property may treat it as a no-show.

Do not compare only the initial nightly headline price. Save the final payment screen after selecting your guests, room and cancellation option. A platform's converted display amount may differ from the currency actually charged. Confirm payment methods and any pre-authorisation against the rules for this particular booking.

Check what each photograph represents. General property photographs may show a room category you have not selected. A double bed and twin beds, or a private room and a dormitory bed, should not be distinguished by a thumbnail alone. Put non-negotiable requirements into the booking terms or written confirmation from the property.

Save the cancellation contact alongside the evidence

For a platform booking, retain the order number, property contact, platform support channel and cancellation-policy screenshot. Establish who authorises a cancellation and who processes the money. If you spot an error, contact the official channel within the order promptly and keep a timestamped record. Until written confirmation arrives, do not treat a verbal answer as a completed refund or cancellation.

The Consumer Council's June 2026 cases covered an incorrect date, relocation to a different premises and room-facility problems. Their resolutions arose from individual negotiations. They do not establish a universal right to cancel for free or a standard percentage of compensation. Read the Council's account .

Before travelling, save an offline folder with the confirmation, room description, charges, cancellation terms, actual address and relevant correspondence. Remove payment details and unnecessary identity information before sharing it with companions. A saved copy can show what was displayed when you placed the order, even if the listing later changes.

If the room differs, document the issue and request a remedy

Check the room category, beds, bathroom, door lock and promised facilities on arrival. Report leaks, damaged equipment or discrepancies promptly to reception and the booking platform, with photographs or video and a record of the time, replies and proposed solution. Avoid waiting until after departure to raise the issue. A precise request—restore the booked room, explain the substitute and charges, or confirm cancellation in writing—is easier to address than a general statement of disappointment.

If there is an immediate safety concern, move away from the danger and seek help on site. For an ordinary service dispute, the Consumer Council's complaint and enquiry channels can provide assistance. Whether a refund is available depends on the circumstances, contract and applicable rules. If a platform is a licensed Hong Kong travel agent, also establish whether the particular product falls within the Travel Industry Authority's regulatory scope; the same route does not automatically apply to every platform purchase.

Before checkout, review extra charges, keep the receipt and confirm how the deposit will be returned. Allow time to resolve room issues and retrieve luggage before a flight or onward trip to Macao. An unresolved accommodation problem is not a reliable basis for a fixed pickup time.
